Second Mortgage Loan

When you need to borrow money, why not consider taking out a 2nd mortgage? A second mortgage is oftentimes a great source for a large loan. It doesn’t matter whether you need money to cover the cost of major home improvements or to help pay off debt. It is important to understand however, that second mortgages are not without risk. If it turns out that you cannot make the scheduled payments, the lender could take your home.

Because of the greater risk involved with a second mortgage loan as compared to a first mortgage, you can expect to find slightly higher rates of interest when applying. The higher risk results from the fact that a first mortgage takes priority over a second mortgage. In other words, if a borrower defaults, a first mortgage will be repaid out of the home’s value first. Only after the first mortgage is repaid will funds be directed towards repaying the second mortgage.

You will likely also encounter higher application fees, the sum of which may impact your decision to apply. When deciding whether to apply, it’s important to weigh these higher costs against the amount of and reason for taking the second mortgage.

Getting the best 2nd mortgage loan

As you do with other products, getting the best deal on a second mortgage loan is more likely to happen when you take time to shop around. Get quotes from different brokers, banks, and credit unions and don’t be shy about letting all involved know you’re shopping around. Lenders are more likely to compete when they know multiple players are involved. When comparing rates from the different lenders, always be sure to know the total cost involved.

Two such costs you should be aware of are penalties for making payments late or for defaulting on the loan. Not all lenders impose these types of penalties which is why it makes even more sense to shop around. Don’t accept these penalties thinking that you will never be late or unable to repay the second mortgage. You have no way of knowing what the future will hold. A medical emergency or loss of income can happen at any time. Furthermore, since a human will be posting your payment, there’s always the chance that human error will cause your payment to be posted late.

Other costs that may be part of a second mortgage loan product include such things as application fees, appraisal fees, points, document fees, credit report fees and more. These closing costs can easily add up to thousands of dollars and considerably increase the cost of this type of loan.

Finally, understand the implications of everything in your contract before you sign anything. It’s one thing to be quoted a low interest rate for your second mortgage loan. But that isn’t going to help if the fine print states that payments are scheduled to dramatically increase at some point later on during the loan term.
